Security deposits are not part of or applied to advanced rents. Security deposits are held in case there are any claims of damages or missing items from the said property in this Lease Agreement. Deposits will be returned by mail within 15 days after departure, less claims for damages or missing items, if any. To ensure the full refund of your Security Deposit, please replace the items you use for our next guest. Remove all soiled bedding, towels, dish rags and dish clothes and place them in the laundry room/area. Please do not leave MORE than 2 loads of laundry. Additional loads will be deducted from your security deposit $30.00 per load. Please clean all dirty dishes, pans and utensils and return them to the proper cabinets and drawers. Leave all furniture in their original place. Remove all food items in cabinets and refrigerator and place all garbage outside in garbage cans.
Deposit and advance rents are non-refundable unless the prospective Landlord/Agent is able to rent the said property to another tenant for the complete duration of the dates specified in this Lease Agreement. If advance rents are refunded, $250 administrative fee shall be retained by Grace Realty. Prospective Tenant must provide in writing of their intent to cancel the terms of this lease, otherwise the deposit and advance rents become non-refundable.
